Why book with Outlet?

As an independent traveller looking for self catering accommodation…booking your holiday on line can feel like a risky business. This is why at Outlet we have offices in Sitges-Barcelona and London. You know where to check in, how to pay and who to come to if you have a problem. We have English and Spanish staff in our Sitges office and an emergency number to give you complete peace of mind.

Availability

We offer a LIVE reservation system for our Outlet Managed accommodation similar to those of airline reservation systems. You can see live availability and book directly using our secure server. You can make a booking online , your dates are automatically blocked out on the apartment calendar and an automated email is sent to you confirming your reservation.

Outlet Managed Accommodation

Our office in Sitges manages all of our exclusive accommodation. We provide all linen and laundry, cleaners etc and you check in to our office in Sitges. Our Property Managers handle all aspects of this accommodation, offering you a level of service and comfort second to none. Availability for this accommodation is LIVE so can be instantly booked online.

Outlet Approved Agents

When you book other Managing Agents accommodation, our availability schedules show you available accommodation (subject to a 24 hour update). The booking process is exactly the same as for our managed accommodation. Each of our agents operates according to Outlet Spain's approved agents scheme, details of which are available from letmyproperty@outlet4spain.com

Hotel Reservations

We do not hold live availability for Hotel accommodation. As such your reservation request is a request ONLY. In the event of your choice of Hotel accommodation not being available, we will offer you alternative accommodation. We do not charge your card in this instance.

Privacy:

All correspondence between Outlet Spain and all our clients is strictly confidential. We will communicate by email with only the nominated individual or lead name given at the time of booking. We do not sell any personal details to a third party for marketing purposes.

Booking Processes:

You can book and pay for your holiday on-line using our secure server and encryption process. In providing your credit card details you are agreeing to our terms and conditions and once we have charged your credit card, the contract between Outlet Spain and yourself is in force.

Outlined below are our terms and conditions in full:

TERMS AND CONDITIONS:

These booking conditions are the basis of the contract between us. Please take the time to read every paragraph carefully. You won't find anything at all out of the ordinary but you should be aware of where you stand with regard to the contract between us.

1. YOUR CONTRACT

OUTLET4SPAIN is a registered company and licenced in the kingdom of Spain. All bookings accepted by OUTLET4SPAIN from the person making the booking, on behalf of all persons on the booking, are subject to the terms and conditions as laid out in the following paragraphs. Any contract is made on these terms and conditions.

2. YOUR RESERVATION

We do not accept a reservation unless accompanied by a credit card number and the appropriate deposit has been charged to the card. In providing your credit card number you authorise Outlet Spain and/or the accommodation provider to charge the appropriate deposit and give your full authorisation for full payment to be charged to this card.

Once a DEPOSIT HAS BEEN RECEIVED then the contract between us is in force. We will allocate a unique booking reference number and EMAIL your confirmation/invoice to you straight away. If there is more than one person travelling then the person making the reservation is identified as the 'lead name' and this person is responsible for all payments. We will not make any cancellation or amendments or enter into correspondence regarding the reservation with any other party other than the lead name.

YOUR LIABILITY

Outlet does not charge a security deposit. In providing your credit card details you authorise Outlet Spain to charge your card as appropriate for any actions, accidents, damage, excess charges as outlined in these terms and conditions.

Neither Outlet Spain nor the accommodation provider or agent shall be liable for any direct or indirect damages that may arise as a consequence of the use of the apartment, including without limitation, damages, insurance, losses due to fires, robbery or criminal behaviour.

3. IF WE CHANGE YOUR BOOKING

It is extremely unlikely that any changes whatsoever will be made to your reservation, but any that do occur are likely to be minor. A major change is defined as "a change to accommodation of a lower standard and price".

A major change is extremely rare, but if we do make a change we shall do our best to notify you immediately. Under such circumstances it is our policy where possible to offer alternative accommodation. Once notified of a major change you will be given the opportunity either to cancel the holiday and receive a full refund but no compensation, or to accept the change.

We are unable to make any refunds if changes are made as a result of force majeure which includes but is not limited to acts of God, acts or threat of war, government action, strike, civil unrest, fire, failure of public utilities, medical emergency, natural or nuclear disaster or airport closure.

4. CANCELING YOUR BOOKING

Where Outlet 4 Spain is not the provider of the accommodation and/or acts as a Booking Agent we cannot accept responsibility for any changes in your accommodation by the property agents, or managing agents.

5. IF YOU CHANGE YOUR BOOKING

Where Outlet 4 Spain is NOT the provider of the accommodation and/or acts as a booking agent we cannot accept responsibility for any changes in your accommodation by the property agents, or managing agents. Where Outlet Spain is the managing agent - If you wish to change your booking, ie change your departure date, or your holiday accommodation, we shall endeavour to assist you. If we cannot assist you we reserve the right to treat such changes as a cancellation of booking. If the number of guests on your reservation changes then we recalculate your booking price by taking into account new occupancy levels. All changes must be notified to us in writing.

6. IF YOU CANCEL YOUR BOOKING

If you wish to cancel your booking this must be notified to us in writing and forwarded to us by the lead name, either by recorded & acknowledged mail, fax or email. Cancellation charges will apply and these depend on when your written notification is received.

  1. LESS THAN 90 DAYS NOTICE Cancellation charge of 40% of the total value of your booking.
  2. LESS THAN 60 DAYS NOTICE Cancellation charge of 50% of the total value of your booking.
  3. LESS THAN 30 DAYS NOTICE Cancellation charge of 100% of the total value of your booking.

These charges will also be subject to a credit card fee of 3% of the outstanding amount. Under some circumstances you may be able to recover the majority of the cancellation fees under the terms of your holiday insurance policy.

7. IF YOU MODIFY YOUR HOLIDAY WHILE OVERSEAS

If you modify your holiday arrangements or accommodate extra guests in your hotel/apartment not booked with us without our authorisation you will be breaking this contract and we shall be unable to accept any liability for any loss, damage or other claim resulting from your holiday. You may also be liable for additional charges for guests not booked through us.

Should you depart your apartment early, for whatever reason, we are unable to offer a refund. We will provide information to your insurance company should you need it.

8. OUR LIABILITY

Outlet 4 Spain does not accept liability for death, injury or illness of anyone booked or occupying the accommodation.

9. COMPLAINTS

Where Outlet 4 Spain is not the provider of your accommodation and/or acts as an information service provider and/or booking agent we cannot accept responsibility for any changes in your accommodation by the property agents, or managing agents. Where Outlet Spain is the managing agent we have procedures designed to allow any difficulties to be solved as efficiently as possible.

Please report any problem to our representative or agent, the accommodation supplier or the accommodation management. This means that any problems can be looked into straightaway and put right to the satisfaction of all concerned. In the unlikely event that the problem cannot be remedied you must then telephone our offices to advise us of the situation.

If, after taking these steps, you remain dissatisfied you must request and complete a Holiday Report Form. If you wish to make a complaint after your return home and only after the above procedures have been followed, you must do so in writing to our offices by recorded or registered mail to arrive no later than 28 days after the completion of your holiday. You must enclose a copy of your Holiday Report Form.

10. WEBSITE AND BROCHURE ACCURACY

We work extremely hard to ensure that everything you read on our website is as accurate and up-to-date as possible. However, it is possible that certain advertised facilities may be withdrawn as a result of decisions outside our control such as local maintenance, conservation schemes and adverse weather or failure of public utilities. We do not accept liability if facilities are withdrawn for reasons beyond our control.

Throughout our brochures and websites the term 'sofabed' is used to describe any type of extra bed and may refer to a camp bed, pull-out bed, or sofa bed.

11. SPECIAL REQUESTS

We shall endeavour to satisfy any special requests you make, such as travel cot or champagne on ice and these may be subjected to a supplement charge.

12. BEHAVIOUR

Outlet Spain reserve the right to terminate you’re the contract between us at any point, in the light of any behaviour regarded as unacceptable and not within the spirit of this agreement,. No refunds shall be given and no alternative accommodation will be provided.

Please remember, the apartment you will be occupying is in a residential block. Neighbours may have to work so please respect their need for peace and quiet. You must accept responsibility for the proper conduct of you and your party. In cases of serious misconduct we reserve the right to terminate your holiday and if we do so we shall have no further responsibility to you.

Accidents happen!! If something untoward does happen to you during your stay in one of our apartments that results in damage or injury then inform us as soon as possible. If you damage your accommodation, you agree to indemnify us against any claim including costs made against us.

A spare key is held at the office. Replacement copies have to be paid for.

A normal amount of wear & tear is expected but beyond this and we will levy a charge. Failure to report ANY damage or loss will result in a charge to your credit card.

BE AWARE: Outlet does not charge you a security deposit. You authorise Outlet Spain to charge your credit card for any excess as deemed appropriate and arising from any accident damage, wear tear, excessive cleaning costs etc

13. INSURANCE

You should always be adequately insured before travelling overseas.

14. ADDITIONAL COSTS

We will not add any extra costs to your holiday after your booking has been confirmed unless you choose to purchase additional services such as airport pick up.
